Owners and PM Services

F1 – Annual Financial Compliance
  Best for: Simpler multi-tenant properties and passive investors.

Includes:

  • Annual operating budget per property
  • Annual CAM reconciliation and tenant-level allocations
  • Year-end owner summary of NOI, variances, and key risks

Typical pricing:

From  $1,250/year per property, plus $150–$250 per lease depending on complexity. 
Properties with higher tenant counts or unusual lease structures are quoted individually.


F2 – Managed Financials

  Best for: Active owners and PM firms needing ongoing insight.

Includes:

  • Everything in F1
  • Monthly budget vs actual reports
  • Rent roll updates within scope
  • Critical date summary
  • Quarterly review call

Typical pricing:

$1,500 one-time onboarding, then from $395/month per property (up to ~15 tenants, standard stack).


F3 – Full CRE Finance Desk

Best for: Portfolios needing fractional Controller-level support.

Includes:

  • Everything in F1 and F2
  • Portfolio-level consolidation and KPI reporting
  • Lender/investor reporting packs
  • Acquisition/disposition support
  • Regular strategy calls

Typical pricing:

Custom, usually 0.75–1.25% of annual gross rent with a $2,500/month minimum.

Lender-Ready Financial Package

Flat-fee project for one location. Includes 24–36 month projections, Sources & Uses, break-even analysis, and a lender-ready written financial narrative.
Typical pricing: $3,500–$5,000 per location, depending on complexity. 50% upfront, 50% on delivery.

Build-Out Financial Management (Retainer)

Monthly retainer during build-out and opening. Includes budget vs actual tracking, draw and TI reimbursement tracking, cash runway forecasts, and regular calls.
Typical pricing: From $2,500/month, with a 4-month minimum.

    High-level market and rent-comp analysis for a specific property. We identify comparable properties and asking rents, benchmark your in-place rents, and flag obvious under-market suites or rollover risk. AI-assisted tools help us scan more data quickly; judgment and context decide what matters.
    From $750–$1,500 per property, depending on complexity.
  • Location Feasibility & Trade-Area Snapshot (Tenants & Operators)
    Focused market check to support a go/no-go decision on a specific location. We map nearby competitors, review basic trade-area demographics, and tie rent + CAM back to your revenue/margin assumptions. AI-assisted desk research speeds up the scan; your model and context drive the decision.
    From $1,250–$2,000 per location, depending on niche and data required.
  • Permit finance tracking (South Florida)
    Non-legal, non-engineering. We track permit status/fees and show their impact on budgets and timelines.
    $150/hour, typically in predefined blocks.
